Housing companies' charges rose more than maintenance costs in 2023

release | Finance of housing companies 2023According to Statistics Finland, the maintenance costs of housing companies averaged EUR 4.92 per square metre per month in 2023. Maintenance costs went up by 2.5 per cent from the previous year. In blocks of flats, the average maintenance costs were EUR 5.52 and in terraced houses EUR 4.09 per square metre per month. The rise in maintenance charges was high in all types of buildings, up by 9.9 per cent from the year before. The maintenance charges were, on average, EUR 4.22 per square metre per month.

- In 2023, the maintenance costs of housing companies rose in total by 2.6 per cent in blocks of flats and by 1.7 per cent in terraced houses compared to the previous year.
- Of maintenance costs in blocks of flats, plot rents, cleaning costs and heating costs rose most.
- Maintenance costs excluding repair costs grew by 6.6 per cent in blocks of flats and by 5.5 per cent in terraced houses. Repair costs went down by 11.4 per cent in total.
- Maintenance charges rose by 9.9 per cent and charges for common capital expenditure by 45.7 per cent. Interest expenses nearly tripled.
